Our Philosophy

We want to provide all guests (all ages) with a memorable mountain escape. We have tried to include the amenities that will make this possible during your stay. We live 45 minutes from the cabin and can help when needed.

Why we love being short term rental hosts?

This is undoubtedly not pertinent information for your stay, but if you want to know why Carley and Jonathan built Black Hawk Hideaway and share it, here is their story.

In 1997, when Jonathan was in junior high, his father purchased 2 acres of land here in Tollgate Canyon. Every weekend for several years, Jonathan’s family traveled from Sandy to Coalville to build an A-frame log cabin on lot 140. At this time in Tollgate Canyon, residents did not live year-round. The winters didn’t offer plowed roads or running water, and the only way to access any property was by snowmobile. Wow, how times have changed!

In 2004, Jonathan met Carley and would eventually propose in their family cabin. They both enjoyed many wonderful vacations in Tollgate Canyon and fell in love with the mountain and its proximity to Park City. In 2013, the Tanner family sold their family cabin, and in 2019, Jonathan surprised Carley with the deed to the Black Hawk Hideaway lot and a promise to build a new family cabin. It took four years for the cabin to be built and finished in 2024. It was named Black Hawk Hideaway.

Jonathan and Carley hope you will find the peace and love this mountain has always brought their family. Having this time is precious and is a perfect place to put the cares of the world on hold and enjoy the relationships that matter most. Our family theme has been, “What matters most is what lasts the longest, and the family is eternal.”

If you arrive from Salt Lake City International Airport (SLC), the drive is roughly 40-50 minutes.

  • Start going north on N Terminal Dr toward Terminal Dr.
    • then 1.44 miles
  • Stay straight to go onto Bangerter Hwy/UT-154.
    • then 0.33 miles
  • Turn slight left to take the ramp toward I-80 E/City Center/Provo/Ogden.
    • then 0.71 miles
  • Merge onto I-80 E via the ramp on the left toward Provo/City Center.
    • then 4.50 miles
  • Take the 1300 So/2100 So exit, EXIT 305C-A, toward UT-201 W/West Valley.
    • then 0.21 miles
  • Keep left at the fork in the ramp.
    • then 0.84 miles
  • Keep left at the fork in the ramp.
    • then 0.60 miles
  • Merge onto I-80 E via EXIT 304 on the left toward Cheyenne.
    • then 28.63 miles
  • Take EXIT 150 toward Tollgate/Promontory.
    • then 0.18 miles
  • Turn left onto N Promontory Ranch Rd. (If you reach I-80 E, you’ve gone about 0.1 miles too far)
    • then 0.07 miles
  • Stay straight to go onto Tollgate Canyon Rd.
    • then 2.73 miles
  • 1674 Tollgate Canyon Rd, Coalville, UT 84017-9383, is on the right. (Once the road stops being paved, you are .02 miles)

Check-in time is 3 pm, but we can arrange an early check-in, so please ask, and if possible, we will do our best.

Parking

The garage is used as maintenance storage and is not available for parking. Please park your car in the driveway. The HOA will not allow cars to park on Tollgate Canyon Rd. This is the only access road and must remain clear. Your car may be booted or towed if left on the road.

Wi-fi

Wi-Fi access information is available in the kitchen and on the info cards in the bedrooms. While we purchase the fastest plan available, service can at times be unreliable. Welcome to mountain living, it’s a gift!

Check-out Time

Check-out time is 11:30 am

If you require a later check-out, please let us know 48 hours before leaving so we can coordinate with the cleaning staff. We will do our best to accommodate you.

Check-out Process

Please do the following before leaving:

  • Do not strip the beds
  • Place all used hot tub towels in the laundry basket by the sliding doors on the main floor.
  • Rinse dirty dishes and cookware thoroughly and place them in the dishwasher, but do not start it.
  • Turn off fireplaces
  • Cover the hot tub
  • Leave furniture and games/pieces in their original space
  • Cover the pool table with the cover
  • Turn off the arcade game
  • Shut and lock all doors and windows
  • Retrieve any and all personal belongings/devices and take them with you. (Cleaning company charges a $50.00 service fee plus shipping)
  • Turn off the lights
  • Depart by 11:30 am and text us when you leave
  • Let us know personally if there is anything we can improve

The cleaning crew is scheduled to arrive just after noon. Please observe the check-out time.

Power Blinds

The blinds on the main floor are powered by the iPad on the kitchen counter. Slide the toggle up or down to open and close. The basement and main floor bedroom blinds are manually opened and closed using the metal chain. The upper floor bedrooms each have a white remote that controls the blinds. Click up and down on the remote to open and close the blinds.

Heating & Cooling

Heating:

Thermostats are in the kitchen near the stairs and in the upstairs master bedroom (fireplace room). Please do not adjust the temperature above 75 degrees or below 65 degrees.

Cooling:

This home is equipped with central air conditioning.

Appliances

Dishwasher:

Individual detergent pods are located beneath the sink. Place one in the soap drawer, close the door, and press start.

Laundry:

The machines are located in the basement laundry room and in the closet of the Fireplace Suite on the second floor. Press the power button, load your laundry, place a detergent pod directly in the washing machine, shut the door, and hit start.

Gas fireplaces

Main floor fireplace controls is mounted to the mantel. The master suite has a remote in the nightstand.

Burning logs (ex: Duraflame) are allowed only in the fireplace on the deck. Burning logs are available for purchase for $8.00. We need 48-hour notice to have this on-site for purchase. Venmo: @Jonathan-Tanner-12. No need to clean the ashes, our cleaning crew will do that after you leave.

Hot Tub

Family and friends can stretch out and relax in spacious comfort and style. The A8 by Bullfrog Spas is a premium hot tub featuring their patented Therapy System seats. The spa can accommodate up to 8 people with six jetted spa seats. Each spa seat offers a therapy experience perfect for evenings after hiking, mountain biking, snowshoeing, or skiing. Each seat is a unique spa experience with Deep Relief, Gyrosage, Oscillator, Wellness, Neck Massager, and Rain shower. In addition, the contoured foot therapy dome provides your own foot massage.

The spa’s temperature must remain between 95 and 105. Please make sure the cover remains on the hot tub when not in use. The cover is lightweight and easy to remove. When ready, fold the cover in half, grab the black handle of the CoverMate, and lift. The CoverMate holds the cover until you are finished with the spa. Grab the black handle, lower the cover, and unfold. Before checking out, buckle the cover to the base.

The spa has a floating device that slowly treats the water. Please remove it when the hot tub is in use and replace it afterward. The water is additionally tested after each stay, and extra treatment is provided.

Games and Movies

Games are in the chest on the main floor next to the card table. Each TV comes with movies for offline viewing. Please do not unplug this device from the TV. You will be charged a $100 service fee to set the system back up. To access the list of available movies, change the input to USB and click on the folder “movies.” Because this is a family cabin, there are no rated R or TV-MA options available. We offer several PG-13, children and family movies.

Trash

As you may already know, mountain living does not offer curb-side pick up of garbage. At the bottom of Tollgate canyon is the community’s garbage dumpsters. Do not leave full trash bags outside, there are plenty of mountain critters that will make a real mess. If you need to make a “garbage run,” head down the canyon and the community dumpsters are on your left, before you hit I-80.

The cabin has three master bedrooms.

1. Main floor Queen

2. Upper floor King (aka View Room)

3. Upper floor King (aka Fireplace Room) w/ loft and private balcony.

The cabin has two bunk rooms in the basement, each with two 3-tier bunk beds.

In addition to the three master baths, there is a full bath in the basement and a half bath on the main floor.

  • There is no smoking or vaping on the property.
  • There is no food or drink in the hot tub.
  • No wood burning in the deck fireplace
  • No outdoor fires are allowed in Tollgate Canyon.
  • There is an 11 pm noise curfew; please be respectful of the neighbors.
  • No parties or receptions are allowed on the property.
  • Park City Hospital is the closest healthcare facility.
